The City of Oceanside (HA) Section 8 Housing Choice Voucher program assists over 1,600 families in the City of Oceanside. To meet the demand for housing, we need good landlords and invite your participation.

Participants of the Housing Choice Voucher/Section 8 program typically pay between 30% - 40% of their adjusted income for rent while the HA via federal dollars from the Department of Housing and Urban Development (HUD) cover the difference between the approved contract rent and the tenant's rent payment. This guarantees that landlords will receive a portion of the rent on time each month.

The HA establishes Payment Standards Acrobat icon (74.6 KB)  (121 KB) based on the Fair Market Rents (FMR), which are established at least annually by HUD. The Payment Standard is the maximum subsidy the HA can provide toward the gross rent (rent plus a utility allowance for utilities, stove or refrigerator paid or provided by the tenant). If the gross rent (rent plus utility allowance) is more than the Payment Standard, the family must make up the difference out of its own pocket.

As a property owner you are entitled to screen potential tenants and set rules and regulations that are in conformance with California Tenant Law. Ownership information is not required until a Housing Choice Voucher/Section 8 voucher holder attempts to rent your unit. You may advertise the listing by completing the Notice of Available Unit form  (17.7 KB) and submitting it via e-mail, facsimile or mail.   We appreciate your consideration of the Section 8 program and look forward to partnering with you to provide affordable housing to Oceanside families.
