Most residential renters are covered by some form of rent and eviction control. The CA Tenant Protection Act of 2019 extends a rent “cap” and eviction for just cause for California tenants.

• For certain rental properties, your landlord may be restricted from increasing your rent to no more than 5% + the local rate of inflation or 10% (whichever is less) in a twelve-month period, called the "rent cap".
• For rent increases that take effect on Aug. 01, 2025 through July 31, 2026, the allowable increase is 8.8%. 
• Your rent cannot be raised more than two times in a twelve-month period, and the total increase cannot exceed the annual allowable amount.

SB 567 - Just cause eviction – penalties (eff 4/1/2024): Amends the state’s Tenant Protection Act of 2019 (AB 1482) by changing the just-cause eviction rules and imposing penalties against rental property owners who fail to follow the law.

To get help responding to your eviction (unlawful detainer) you can come to Legal Aid Society’s walk-in clinic located at the Hall of Justice courthouse in Downtown San Diego. No appointment is needed and services are offered on a first-come, first-served basis.
